As a Pre-Construction Manager you will be part of the Design and Construction team within Amazon Global Engineering services. You will be responsible for the management of scope, schedule and cost of small to large industrial developments including new builds, improvements, expansions and program initiatives from site selection through construction start. You will manage real estate developers and design teams, and partner with internal and external stakeholders to ensure that scope, budget, and schedule are established. You will manage completion of site specific design and ensure timely receipt of building and site permits, implement best practices, and involve stakeholders or SMEs. You will drive solutions for complex problems for which the strategy may not be defined, while strategically improving Amazon building design standards and processes to reduce costs and improve quality, schedule, H&S, and sustainability performance. You may be responsible to manage a program of projects including project schedules, design standards and in-flight design development for new and existing building design templates.

This opportunity combines project and construction management, interactions with engineering, planning, real estate development, utility providers, sustainability, multi-disciplinary design management, stakeholders and contract management.

Key job responsibilities

  • Independently manage scope, schedule and cost of assigned projects throughout the preconstruction stages ensuring project success by identifying and clearing risks and blockers.
  • Influence internal/external teams to deliver timely results through constructive dialogue, communicating, coordinating, leading and influencing, weighing risks and making decisions.
  • Leadership of a program for a region or business, including, oversight of project progress, risks, design standard releases and clarifications, multi-disciplinary design and scheduling, and development of design guidance documentation.
  • Insists on the highest standards from self and others.
  • Report on project progress to many different audiences.
  • Manage vendors ensuring their skills and competencies as well as scope meet the project needs.
  • Interface and coordinate with the authorities that have jurisdiction on the project to ensure regulatory compliance
  • Ensure Amazon´s design specifications are included in all contractual and design documents. Manage development of the construction drawings. Influence architecture and engineering design, ensuring the design meets Amazon standards and applicable regulatory requirements.
  • Challenge designs and identify value engineering solutions to reduce costs. Review and approve deviations to design standards to address site specific requirements and conditions, consulting with subject matter experts where necessary and ensuring equipment and operations are not impacted. May develop new designs and standards for emerging or one-off requirements.
  • Assess existing building and site condition, building systems, design constraints and define project scope of work.
  • Manage procurement of General Contractors and other vendors, and ensure competitive bid practices are implemented.
  • Develop and review project budgets and estimates, and ensure it is aligned with internal and external cost benchmarks.
  • Seek sustainable, environmentally-friendly solutions throughout the design while implementing Amazon’s environmentally friendly building practices.
  • Follow the highest safety standards in the design, construction contracts and preconstruction stages.
  • Support Design and Construction team in the continuous improvements of its costs, quality, H&S and sustainability processes and mechanisms.
  • Drive design simplification and improvements through design standard and constructability reviews to allow for innovation and to improve speed of delivery.
  • Advise partner teams on the feasibility and risks of delivering requested projects to support expansion of the Amazon network.
  • Mentor and guide other Amazon Pre-Construction Managers.
  • This role requires 60% regional travel and availability to work from a corporate office when not traveling. Candidates should either live near or be willing to relocate within a reasonable commuting distance of the office. Relocation assistance may be provided.

Basic Qualifications

  • A completed Bachelor’s degree in Architecture, Engineering, Construction Management or comparable field
  • 7+ years of experience as an Architect, Engineer, Construction Manager, Development Manager, Owner’s project management representative or other Commercial Development and Construction related disciplines.
  • 7+ years Project Management experience including scope, schedule, budget, quality, risk and critical path management for projects up to $50MM USD involving multidisciplinary teams
  • Ability to travel around 20% within assigned country/region.

Preferred Qualifications

  • Master’s degree in Architecture, Engineering or Construction Management.
  • Certifications such as Professional Engineer, Project Management Professional, LEED
  • Experience related to building packaging processing/logistic/industrial facilities and/or experience managing multi-disciplinary projects incorporating industrial automation, robotics, etc.
  • Knowledge of building codes including IBC, NFPA, NEC, and international codes and standards.
  • Knowledge of architecture, civil, mechanical, electrical, structural, fire protection, telecom and security design disciplines.
  • Knowledge of zoning, planning and permitting procedures.
  • Experience developing critical path project schedules, evaluation of site development strategies and constructability on complex projects.
  • Knowledge of Building Information Modeling (BIM).
  • Experience developing budgets and costs estimates, negotiating GMP budgets and business terms.
  • Strong communication, negotiation and stakeholder management skills.
  • Ability to communicate project requirements to various audiences (e.g. senior management, peers, fire marshals, utility, public officials, vendors, etc.) are needed.
